Myra does not run the same checks on every property. A Bengaluru housing cooperative, a Gurugram builder apartment and agricultural land each trigger a different investigation graph against different registries.
Documents rarely lie loudly. They disagree quietly.
Myra reconciles every field across every source instead of summarising each document alone. Where sources disagree, it says which ones agree and why that matters.

Myra searches for every land use and nuisance that changes how a home feels to live in, measures the distance on the ground, and cites the record or complaint trail behind it. Nothing here is hidden behind a score.
Distances are measured from the property boundary. Prevailing-wind exposure is computed for winter months, when smoke and odour carry furthest. Items with no public record are reported as “not found in searched sources”, never as absent.
Reputation is a track record, not a brochure. Myra reads the record.
New developers have no history; some established ones have a history of delay. Myra rebuilds every project the promoter has ever registered, compares promised possession to actual handover, and reports the pattern with evidence — no letter grade, no opinion.

Every delivered project was handed over late; the median slip is 11 months. Two of the three extensions were granted in the same quarter that a new project launched — a pattern consistent with capital moving between projects. Financial stress indicators: none in MCA filings. No delivery history is itself a finding. Myra then reads the directors’ prior companies and projects, the contractor and architect on record, the RERA bank-account escrow status, land ownership versus development-agreement structure, and the construction-finance lender — and states clearly which of these could not be verified.
Any builder can say luxury. Myra measures it.
Marble lobbies are not a density metric. Space, privacy, amenity congestion and vertical load are — and they are calculable from the sanctioned plan and unit count.
Both can sell ₹3 crore apartments with the same amenity list. Project B carries roughly three times the household density. That difference is invisible in a brochure.
Premium specification and high residential density are not contradictory. Myra reports both rather than declaring the project "not luxury".
Every claim sorted by how strongly it is actually committed.
